A well-established estate in the south of the Borough which offers immediate access to the A19.

Covering approximately 300 acres, it is one of our largest strategic business locations and offers easy access to both the highway network and our international gateways including Teesport.

Owned and operated by UK Land Estates, the industrial estate has seen significant investment over the last 10 years which has focused on improving the estate's offer and its environment.

Community

The industrial estate has a diverse range of businesses linked to the existing and emerging specialist sectors within the region. The manufacturing and engineering and logistics sector businesses at the industrial park benefit from immediate access to the A19, as well as opportunities to expand onto available land. The growing number of businesses within the industrial estate include Harrison Packaging, Decorative Panels Furniture and Mammoet. In recent years, a retail parade and pub restaurant have been delivered in the industrial estate, becoming a focal point for employees.

Transport links

The industrial estate can be accessed by road, rail, air and sea. Access to the A19 provides regional connectivity and access to the A1(M) for national connectivity. A host of stations are within 10 minutes, with Darlington Railway Station being the closest station on the East Coast Main Line which can be reached within 25 minutes. Teesside International Airport and Newcastle International Airport are within 15 minutes and 1 hour respectively, offering both domestic and international flights. Teesport, our freeport which has turbo-charged the local economy, can be reached in a little over 15 minutes.

Sites and opportunities

There has been an extensive programme of refurbishment across the industrial premises in the area. There is more than 20 acres of development land available. Mammoet, a Dutch company specialising in engineering heavy lifting - is one of the companies that has recently benefitted from this kind of refurbishment. UK Land Estates' development team completed the design and build of the company's new state-of-the-art UK headquarters at the industrial estate in 2018. The facility will support Mammoet's long-term growth within the region.
