The Business Park is home to over 60 businesses employing around 2,000 people. Its 3 zones of office accommodation and larger industrial and distribution premises are a hive of activity. The mix of services and facilities within the business park and in the wider Wynyard area make this a strategic growth location. The Park also has leisure facilities such as a gym, cafés bistros, dentistry and a children's day nursery. Major employers on the park include Made for Trade, SK Chilled Foods, ConocoPhillips. The ongoing development of an Amazon fulfilment centre at the Park demonstrates how well connected it is. When complete, the fulfilment centre will be 2,000,000 square feet and significantly increase the number of people employed.

Wynyard Business Park can be accessed by road, rail, air and sea. It is next to a major interchange on the A19 (T) and 10 minutes east of the A1(M). Darlington Railway Station is the closest station on the East Coast Main Line and can be reached within 35 minutes. Teesside International Airport and Newcastle International Airport are within 20 minutes and 1 hour respectively. Teesport, our freeport which has turbo-charged the local economy, can be reached in around 20 minutes on the A19.
